Own a share of a real rental home without buying the whole property. You stay in control and we're with you at every step.
Create your free account in less than 5 minutes. There's no cost and no commitment. You'll also choose who manages your property and who handles the legal side, so the key decisions stay with you.
Look through homes at your own pace, from your device. We check every property carefully before it's listed, and explain the numbers in plain terms so you know exactly what you're looking at.
Found a home you like? Reserve your share (this just means putting your name down). Shares start from 10%, or whatever is left if less than 10% remains. You don't pay anything at this stage, and Kudo never holds your money.
For example, on a £200,000 home, a 10% share costs £20,000, plus about £1,850 in buying costs. That covers your share of stamp duty and legal fees, and Kudo's 1.99% buying fee. In return, you own 10% of the home and receive 10% of the rent.
When every share is reserved, your solicitor will contact you and start the legal checks. Once those are done, they'll ask for your money, and you'll have up to 30 days to send it. We'll keep you updated throughout, so you're never left wondering where things are.
If someone pulls out, we find a replacement so the purchase can still go ahead. Kudo's founder also buys at least 1% of every home, so we're co-owners alongside you.
The solicitor completes the purchase with the seller, usually 3 to 6 months after the home is fully reserved. Once it's done, you'll receive proof of your ownership. Depending on how many co-owners there are, you'll either be named on the property's title, or own part of a company set up only to hold that one home.
A professional managing agent takes care of everything - finding tenants, repairs and collecting rent. Your share of the rent, after all costs (including Kudo's 1.5% management fee), is paid into your bank account every quarter. You can follow everything from your Kudo account.
Using the same example, if the £200,000 home earns £9,000 a year after all costs, your 10% share would be £900 a year, paid as roughly £225 every quarter. This is an illustration only, and rent isn't guaranteed.
When you want to sell, list your share on the Kudo Property Exchange at a price you choose. We'll also let co-owners on our waitlist know it's available. Selling depends on finding a buyer, so it can take some time.
Property is a long-term purchase. Its value can go down as well as up, rent isn't guaranteed, and selling your share depends on finding a buyer. Kudo isn't regulated by the FCA and doesn't give financial advice. If you're unsure whether this is right for you, speak to an independent advisor.

Yes. Creating an account is completely free, and there's no commitment.
Less than five minutes for most people.
It may suit you if you're happy to hold your share for several years, you're comfortable that its value can go up and down, and you won't need the money back at short notice. If you're unsure, speak to an independent financial adviser.
It keeps you in control. The people handling your money and your property are chosen by you, not decided by Kudo behind the scenes.
Instead of buying a whole home, you buy a share of one, from 10%. On a £200,000 home, that's £20,000 plus about £1,850 in buying costs. You don't need a mortgage, you don't pay anything until the home is fully reserved, and a managing agent handles the day to day for you.
Residential homes that are already let, or ready to let. We check every property carefully before it's listed, and share what we found so you can decide for yourself.
Choose a home and reserve the share you want. You don't pay anything yet. Once every share is reserved, your solicitor carries out the legal checks, then asks for your money, and you'll have 30 days to send it. Completion usually takes 3 to 6 months from the home being fully reserved.
It depends on how many co-owners a home has. With 4 or fewer, you're all named on the title as 'tenants in common,' which simply means each person owns their own fixed share. With 5 or more, the home is owned by a company set up only for that property, and each co-owner owns part of that company. Either way, you own the same percentage of the home, and you'll know which applies before you pay anything.
Then the purchase doesn't go ahead, and you won't have paid anything, because no money moves until a home is fully reserved. If it's close, we may agree a little extra time with the seller.
Yes. Reserving is a commitment, because the other co-owners are relying on it, but if your circumstances change, tell us as soon as possible and we'll do our best to find someone to take your place.
We find a replacement so the purchase can still go ahead. Kudo's founder also buys at least 1% of every home, so we have our own money in every property too.
Your biggest protection is the home itself. Your share is backed by a real property that earns rent and can be sold, not just a number on a screen. Your money goes to a regulated solicitor, and a reputable managing agent looks after the property. Kudo isn't regulated by the FCA, and like any property, the value of your owned amount can go down as well as up.
No. Your money goes from you to a regulated solicitor, and from the solicitor to the seller. Rent goes from the managing agent to your bank account. Kudo is never in between.
Joining is free. When you buy, you pay your share of the buying costs, such as stamp duty and legal fees, plus Kudo's buying fee of 1.99% of your share's price. On a £20,000 share, that's £398. Kudo also charges a management fee of 1.5% of the rent, taken before your rent is paid to you. Every cost is shown on the property page before you reserve and part of the fundraising total, so there are no surprises later.
Full FCA regulation brings costs that would come out of your returns, so we've built Kudo differently. You choose your own solicitor and managing agent, your money never passes through Kudo, and you own a share of a real home throughout. FCA protections do not apply.
Your share of the home is yours, not Kudo's. You're either named on the property's title, or you own part of a company set up only to hold that home. Your money sits with your solicitor and your managing agent works for you, so the property keeps being managed, your rent keeps being paid, and you and the other co-owners decide what happens next.
Your solicitor handles the legal side and your money, your managing agent looks after the property and rent, and the Kudo team is here to help with anything else. You'll know who everyone is before you pay a penny.
The target is every quarter and the aim will be to increase this frequency as it becomes more predictable. The managing agent pays your share of the rent straight into your bank account.
Rent payments pause until a tenant is paying again. The property's reserve fund covers essential costs in the meantime, and the managing agent works to find a new tenant as quickly as possible.
Log in to your Kudo account at any time to see your share, the rent paid to you and the latest valuation. We arrange independent valuations regularly so the figures stay up to date.
Any income or profit you make from your share may be taxable, and you're responsible for declaring it. How it's taxed can depend on whether you're named on the title or own part of a company. Kudo doesn't give tax advice, so do speak to an accountant if you're unsure.
The value of your owned amount moves with the property. If you sell when prices are lower, you could get back less than you paid. That's why we suggest thinking of it as a long-term purchase.
List it on the Kudo Property Exchange at a price you choose, and we'll let co-owners on our waitlist know it's available. Selling depends on finding a buyer, so it can take time. If a buyer can't be found quickly, we'll look at other options, including someone else stepping in to buy it.
